Owner Services

Let us  take the hassle out of property management for you! We will take care of all of the tenant and building problems and complaints. We will do annual inspections of the property and provide you with a list of suggested maintenance items needed on your property.

Services for Landlords

Gateway Management & Realty, Inc. is licensed by the State of California as an “C” corporation. The President  of Gateway Managment and Realty is Chris M. Collins who is also a licensed Real Estate Broker.  We have a network of vendors that are on- call for any situation where they may be needed.

Our service is tailored to addressing the important concerns that you as a property owner have so you can be certain we are the management company for you.

As a property management specialist since 1980 years  we have experienced almost every situation one can imagine.  We have represented hundreds landlords and their properties.

We know that your property  is a huge investment that must be protected. As your property management company, you can rest assured that we will take care of your home as if it were our own.

Every effort is made to procure the very best tenant and to make sure that the value is maintained.  We screen every tenant’s personal history carefully  to be as sure as possible we will making a positive addition to keeping your property in optimal condition. We know the details of building construction. Our credit report includes eviction check, account payment analysis as well as the credit score. We also review  job history,and rental references and meet with all applicants prior to moving forward.

If a situation arises that requires a vendor, such as an electrician or plumber, we analysis the situation, attempting to keep your cost as low as possible, and act without delay. The prompt collection of rent and forwarding of rental proceeds is priority. This can all be done electronically for you as well.

Upon your request, we will meet with you, tour your home, offer a free rental market analysis, and answer any questions you may have.

We use various media to advertise your property for rent/lease. Besides building signs and our own website we regularly advertise on craigslist.com with great photos and other places of advertisement are used to attract most qualified prospective tenants for your property.

Tenant Screening
We do our best to make sure that the tenant will take care of your home and pay the rent on time. We screen each prospective tenant prior to occupancy. The managing broker must approve individually every resident who initially occupies the property. We will screen prospective tenant applications, secure credit report, search public records,verify references and conduct interviews,
Negotiate leases and customize lease clauses for property needs,
Collect all move-in money, i.e, rent, security deposits

While it’s important for us to keep your property occupied, experience shows that it is more important to be selective in a process of choosing a tenant. In the long run you will benefit because your tenant will probably stay longer and take better care of your investment.

Move In & Move Out Inspections
Inspections of each unit are done before the new tenants move in, small repairs that are needed are noted and are completed promptly also any existing normal wear is noted. When the tenant moves out another inspection is completed. Any repairs deemed to be the occupants responsibility are completed and deducted from the security deposit. The property is then cleaned and painted, if necessary, and made ready for the next renter.

Rents are due on the first of the month and delinquent after the fifth. We provide rent return envelope and offer an electronic payments service which can invoice automatically as well as provide credit card payments.  We make every reasonable attempt to cooperate with a good occupant, to insure rental payment. We routinely send out late rent notices multiple times per month. Should an occupant become delinquent, our procedure is set by law to complete the eviction process.

Property Inspections
We do an annual smoke detection verification and battery change within all our units. Regular drive-by inspections and common area inspections are regularly conducted.

We offer the flexibility of using your choice of professionals or to use our licensed and bonded team selected for responsiveness, quality of work, and cost efficiency. 24-hour emergency service

Comprehensive monthly financial reports
Easy to understand monthly financial statements are generated each month for you. Our service includes paying the expenses for your property, if you chose us to. This can include mortgage payment, insurance payments, homeowner dues, real estate taxes, etc. These payments are deducted from the rent collected.
We also prepare an annual cost and tax report for every client

Legal Intermediary:
Eviction and other legal notices. Easy access to specialist San Francisco Landlord attorneys.  Representation before Housing administrative bodies.

Full Service Property Management fees:

  • 5 – 6% of rental income
  • No account establishment fees.
  • No management fee until rent is received.

Owners pay all costs for advertising, property maintenance, and operating expenses for the property.
